Is selling your current home in your future? There are so many things to consider! Does the home need any work? How is its curb appeal? What should the asking price be? The list goes on and on. Perhaps you should consider seeking the services of a qualified Realtor. Realtors provide a myriad of services that can save you time, money and heartaches. Realtors can provide information and advice about pricing and preparing the property for sale, contract negotiations and forms, disclosures and closing.

Once you've made the commitment to sell, your Realtor will officially place your home "on the market". They will use many marketing techniques to sell your property including placing the property on the multiple listings service providing your property information to over 5,000 Realtors in the Central Ohio area. You can expect your Realtor to hold open houses and have showings of your property.

When an offer is made on your home, your Realtor will help you negotiate the purchase price and terms of the sale. Once you have an acceptable contract, your buyer(s) will work on finalizing their financing. At this time you should forward to Service Title Agency the following information: your original Owner's policy (to receive re-issue credit if applicable) and account information for the payoffs of all liens (both the first and second mortgage).

Once final loan approval is received, Service Title Agency will arrange to have all the necessary documents prepared in addition to providing a final accounting of the loan proceeds. Final warranties and inspections will be ordered and we will arrange to have the title to the property searched and prepare the required title policies.

The date for closing will be set by you and your agent in conjunction with the buyer(s) and their agent. As the seller, you will only be signing documents transferring the property to the buyer and settlement papers. Be certain to bring photo ID and a cashiers check for the balance of funds due (if any). As there is no rescission period for this type of transaction once you leave the closing table the transaction is complete.
